I offer a comprehensive HOUSPREP Consultation designed for real estate agents who want to make every listing shine. Before a property hits the market, I walk through the home and provide a detailed written report outlining recommendations to maximize its appeal and value. From our signature Staging Winchester package to personalized design consultations and expert home color guidance, each service is tailored to help agents present homes at their absolute best — creating a strong first impression that attracts buyers and drives results.

HOUSPREP CONSULTATION

As stressful as it is, our goal is to help your clients gain top dollar for their home. The best way to do this is price and presentation. A plan and detailed report are key when planning a move.
A detailed list will be emailed within 24 hours of recommendations from a certified professional stager and interior decorator. The HOUSPREP consultation will focus on key items that will highlight the homes best features which may include paint colors, light fixtures, flooring, and cabinet painting. Links and photos may be sent to communicate the vision. The list will also include items discussed in the meeting based on the homeowner’s current situation and what action has been taken to prep the home. Additional recommendations for removing large pieces of dated furniture or other items that clutter the room will be addressed.
Any items of quality the homeowner doesn’t want, we will remove them from the home for FREE. The furniture will be resold and 100% of donations will go to the 501( c ) 3 SHEServed Foundation.
BASIC OCCUPIED STAGING-PAY AT CLOSE

This basic occupied staging package includes the HOUSPREP consultation-no links, and three rooms “REFRESHED” using homeowner’s furniture and incorporating Dawn Earles Design accessory inventory including-3 pcs of art, 9 accent pillows, 5 accessories to be staged at a determined date for 30 days, then removed. Instructions will be given on staged items.
Any items of quality the homeowner doesn’t want, we will remove them from the home for FREE. The furniture will be resold and 100% of donations will go to the 501( c ) 3 SHEServed Foundation.

PREMIUM OCCUPIED STAGING-PAY AT CLOSE

A comprehensive service for homeowners who want a top-tier presentation to maximize selling price and market appeal. The Premium occupied staging package Includes the HOUSPREP consultation, Interior paint color recommendation, Foyer, Dining room, Kitchen light recommendations with links, 3 rooms of occupied professional staging using homeowner’s furniture and incorporating Dawn Earles Design accessory inventory including-3 pcs of art, 9 accent pillows, 8 accessories, 4 lamps, and bedding for master bed to be staged at a determined date for 30 days, then removed. Instructions will be given on staged items.

FURNITURE PLACEMENT MOVE-IN

$175 per hour with a 2-hour minimum
A move-in service designed to assist homeowners with furniture and art placement in the home. Often items taken to the new home may or may not work but with a trained designer’s eye and experienced professional stager our team will assist in locating the correct place to hang and display your most prized possessions.
Our team will also assist with furniture placement as some furniture pieces may need to be shifted around in a new space to make it visually appealing and create a flow. While in the home, we may recommend adding a few pillows, new piece of art, or décor to bring in a cohesive look to the new space.
Any items of quality the homeowner doesn’t want, we will remove them from the home for FREE. The furniture will be resold and 100% of donations will go to the 501( c ) 3 SHEServed Foundation.
